RESERVATIONS,
CANCELLATIONS AND REFUNDS
We
require one nights deposit to hold your reservation. We accept Mastercard,
Visa and Discover. If you would like to make your reservation on-line, just email
the information listed below, using our email link on this website, along
with your credit card number and expiration date. For security, break the
credit card number into two or three separate emails. Send us:
Name
Address
Telephone
number
Arrival
and departure dates you wish to reserve
Which
house or houses you are reserving
We will reply with a
confirmation, which sets forth requirements for the balance of the amount
due.
You may also send us a
check, if you prefer. If so, make the check payable to QBH, and mail to POB
16495, Phoenix, AZ 85011. BUT
PLEASE NOTE: RESERVATIONS ARE STRICTLY FIRST-COME, FIRST-SERVED. Your reservation is not being held until we
receive payment.
CANCELLATION AND REFUND POLICY
When you give us a deposit (see above), you are taking
responsibility for using and paying for ALL the days of your reservation. We
are, in effect, selling you those days at the time of the deposit, with the
balance of the sale price due two weeks before your arrival. Since the days
are sold, they are out of our inventory and cannot be sold to anyone else.
This is how we differ from a hotel. A hotel can rent a room to virtually
anyone who wants one - but if someone takes one of our houses, that house
cannot be rented to anyone else for those days, its gone. Any person who
calls after you have reserved the house asking for those dates must be turned
away.
So if you decide to cancel, you remain responsible for
the reservation. However, we will try to resell those dates for you. To the
extent that we CAN, then we are happy to refund any payment you have made in
full. But if we cannot sell the days at all, or if we can only sell part of
your days, or if we sell them for less than the rate you were going to pay,
you are obligated to pay the difference. Obviously, then, the sooner you let
us know about a cancellation, the better.
Of course, we have no real practical ability to
collect from you anything more than you have already paid us, so if you
cancel prior to having paid the balance, you are technically responsible for
the reservation but we cannot charge your credit card anything else (based
upon industry rules) and we are not really going to be so crass as to try to
collect the balance in any other way. In fact, we reserve the right to be
generous if we want to. But the RULE is that if you reserve it, its yours -
end of story.
Again, many of you who have been renting from us for a
while may be offended by the apparent harshness of this policy. We can only
say that circumstances have forced us to effect a rather Draconian policy,
since anything short of this leaves us exposed to people who tie up dates for
months, only to cancel at the last minute leaving us holding the bag.
